What types of commercial properties do you specialize in?

The Coppola-Cheney Group of Lee & Associates Arizona specializes in a wide range of commercial real estate, including office buildings, industrial, flex properties, medical, retail, land, and even aviation. We represent both tenants and landlords in their leasing or sales of commercial properties.

Do you only work in Metro Phoenix?

No. Although the Lee & Associates Arizona headquarters is in Phoenix, Arizona, and a large portion of The Coppola-Cheney Group’s work is in the Metro Phoenix area, we have helped numerous clients throughout the country secure commercial real estate space, even internationally. Do your services cost money?

In our business, typically, Landlords/Owners pay all fees. If we are representing your company as a tenant in their commercial real estate lease or sale, there usually will be no charge for our services.

If we are representing you as an owner or landlord of a building, there is a market commission rate to pay to both the listing agent and the tenant rep agent. We always charge market rates and never higher. This will all be discussed and agreed upon ahead of time.

Can I represent myself on my office lease, or do I need a broker/agent?

You can, but we don’t recommend it. There are a lot of nuances in commercial real estate sale and lease agreements. The Coppola-Cheney Group has completed over 4,000+ transactions and seen just about everything. Our experience and market knowledge can help you get the best rate and terms, be the buffer between you and current/potential landlords, and be your one point of contact throughout the entire process

How early should I get started when looking for commercial space?

It’s never too early to plan strategically! The larger the space you need, the earlier you’ll need to start. But we typically start working with clients anywhere from 6-18 months ahead of their lease expiration.

How do you help clients find the right property?

In our tenant representation services, we first meet with you to understand your needs, then conduct a comprehensive market search, analyze properties with you, and pick the top properties to tour in person to determine the best fit. Once we decide on the top 2-3 properties, we will send out a Request for Proposal (RFP) and start our negotiation process to get you the best rate and terms for your needs. Based upon best negotiated terms, we will pick the property that is closest to meeting your goals and request ownership to start creating the lease. Do you offer any other services besides lease and sale representation?

Yes — in addition to lease representation, we provide portfolio management, advisory, lease abstracts, and ongoing market intelligence.

These services help clients stay organized, make informed decisions, and proactively manage their real estate strategy across all locations. We also use what we call The Open Architecture Solution TM to help clients find vendors that will help them after their lease is signed. Do you have to sign a long-term lease to work with you?

No — absolutely not. We can help you explore short-term, flexible, or month-to-month options depending on what your business needs. Our role is to represent your and your company’s interests and find the right space, whether that’s a long‑term lease, a short-term commitment, or something in between. The focus is on understanding your goals and giving you access to the best opportunities on the market, not locking you into a long contract.

Can you help me find Co-working or Executive Suite space?

Yes! Believe it or not, Executive Suite and Coworking providers like Regus, WeWork, Industrious, Spaces, Kiln, and many more are negotiable on some terms and have commissions budgeted into their deals, like typical owners. They are paying a fee no matter what. It can all go to the Executive Suite or Co-working sales rep who only has their company’s interests at heart, or it can be split between them and us, and you have an advocate only looking out for you!
