Partnered with a strong local brokerage team to aggressively market the space.
Offered minimal pass-throughs and a low, flat rental rate to drive interest.
Specifically targeted other law firms for an easier plug-and-play solution.
Results
Successfully secured a backfill tenant—another law firm—for the full remaining term.
Despite a lower face rate, the deal minimized financial exposure and avoided long-term vacancy.
Achieved success in one of the most challenging office environments by prioritizing speed and strategic positioning.
