Many of you know I have been in The Strategic Coach program for decades. In my last class, we talked about ingredients. When we make cookies, putting in the right ingredients matters… a lot.
In our business, representing tenants and owners in commercial real estate, we have the exact same situation. Putting together the right team is critical. In most of our transactions, we deal with a minimum of 6 different parties:
— Tenant
— Owner
— Architect
— Contractor
— Attorney for the tenant
— Attorney for the owner
And we can add 3-4 more parties easily.
Just like not putting enough baking soda in your cookies, if we get any of the above pieces wrong, the transaction will not turn out the way we want.
As brokers, our job is not only to find a building and negotiate a favorable transaction, but help quarterback all parties. Hiring the right broker is a much bigger decision than many users/owners initially believe.
