Frequently Asked Questions

What sets your team apart from other commercial brokers in Phoenix?

We own our company and take ownership of our performance. We are the most committed brokers in our industry, holding the highest designations. Coppola and Cheney are only two of 35 people worldwide to hold the CCIM, CRE, and SIOR designations. All four partners on the team are Arizona natives; therefore, we have deep local knowledge, a data-driven approach, and a commitment to client success, which all set us apart. We’re not just brokers—we’re strategic partners who help you navigate your portfolio and make informed decisions.

Can Lease Terms Be Negotiated?

Yes, and this is one of the most important parts of the process. In many cases, rent is just one piece of the negotiation. Terms like tenant improvement allowances, free rent periods, renewal options, and maintenance responsibilities are often negotiable. Having the right strategy can significantly improve your overall deal—not just your monthly payment.

What Costs Are Involved Beyond Rent?

In addition to base rent, tenants may be responsible for operating expenses such as property taxes, insurance, maintenance, and utilities—especially in NNN (triple net) leases. These additional costs can add 20–40% or more to your total monthly expense. It’s critical to understand the full cost structure upfront so there are no surprises later.

Do Tenants Pay Broker Fees?

In most cases, broker commissions are paid by the landlord as part of the lease agreement, not directly by the tenant. However, the structure can vary depending on the deal, so it’s important to understand how compensation is handled. Regardless, having representation ensures your interests are protected throughout the process.
